Know the street before you offer.

Edinburgh Estate Agent brings official open data about Edinburgh streets and postcodes together with practical tools and plain-English guides for home buyers, whether you’re buying a flat or a house. Free, with no account needed.

The problem

The facts about a street are scattered across a dozen websites.

Conservation areas sit on council maps. Listed building records live with Historic Environment Scotland. Flood maps are at SEPA, radon at the British Geological Survey, catchments and tree preservation orders with the council. Each has its own map, wording and limits.

We bring them together for every Edinburgh street and postcode, explain what each one means for someone buying a home, and link straight back to the original source so you can check it yourself.

Independent, and checked at the source

Guides, explanations and site support are published by Edinburgh Estate Agent. We are not affiliated with the City of Edinburgh Council, Historic Environment Scotland or Ordnance Survey, and we make no claim to surveying, legal or tax qualifications. We do not scrape property listings, invent asking prices or republish the statutory repair register. Advertising is always labelled and kept separate from the data, and the site uses no third-party tracking scripts.

Questions, answered

About the site

Is Edinburgh Estate Agent free?

Yes. Every street and postcode check, tool and guide is free to use, with no account. The Flat Buyer's Brief newsletter is free too.

Are you an estate agent?

No. Despite the name, we do not sell or let property. The site is an independent research toolkit for people buying a home in Edinburgh, whether a flat or a house.

Where does the information come from?

From openly licensed official data, including City of Edinburgh Council, Historic Environment Scotland, Ordnance Survey, SEPA, the British Geological Survey, Registers of Scotland and the Scottish Government, plus clearly identified OpenStreetMap extracts. Every source and licence is listed on our data sources page.

Can I rely on a check for a particular home?

No. Checks describe the street or postcode area, not an individual property. Long streets can cross boundaries and a missing flag is not an all-clear. Confirm the exact address with the original source, your surveyor and your solicitor.

Do you show statutory repair notices?

Not yet. We do not republish the council's property enquiry register. Our guide explains how to check for a notice yourself.

Something looks wrong. What should I do?

Tell us through the contact form and choose “Data correction”. Our corrections policy explains what happens next.
