Using the site
EdinburghEstateAgent.com is a free research toolkit for people buying property in Edinburgh. You may use it, print pages and share links for your own personal, non-commercial research. Please don't try to disrupt the site or overload it with automated requests.
Information, not advice
Street and postcode checks describe an area, not an individual home. A flag is a prompt to investigate, not a finding, and a missing flag is not an all-clear. Nothing on the site is a survey, valuation, legal advice, tax advice or an exact-address search, and we make no claim to professional qualifications. Ask an appropriately qualified professional about the actual property.
Data, sources and licences
The checks use openly licensed data, mostly under the Open Government Licence v3.0, plus OpenStreetMap data under the ODbL. Each source, its licence and the required attribution are listed on our data sources page. Those licences apply if you reuse the underlying data.
Accuracy and corrections
We take care to match and explain the data correctly, but official datasets change and can contain errors, and our matching methods have limits that are explained on the methodology page. If you think something is wrong, our corrections policy explains how to tell us.
Calculators and buyer packs
The LBTT and shared repairs calculators give illustrations for ordinary cases only. Your solicitor should confirm any tax return, relief or repair liability. Buyer packs are built on your device; anyone you share a pack link with can see what it contains.
Links and advertising
We link to official and other external websites so you can check the source. We are not responsible for their content. Any advertising or featured placement is clearly labelled and never changes the data shown.
